.☀Are there CC&Rs?
Yes, Solana has 3 sets of CCRs. One for the community, one for the Courtyards, and one for the Estates. The Community CCRs apply to both the Courtyards and the Estates. You can find all these CCRs by hovering over “The Community” tab and clicking "CCRs" ☀What is the HOA Fee? The HOA fees are $278.15 quarterly for Estate Lots and $636.86 quarterly for Courtyard Lots. ☀What does the HOA fee cover? The HOA fees covers the Clubhouse supplies and utilities, common ground maintenance, private roads, and administrative expenses. The Courtyard HOA fee includes mowing and homeowners can opt-in for maintenance of their flower beds for an additional fee. ☀Are there any other fees to be aware of? There is a one-time capital contribution fee that is paid at closing. The fee is approximately $426 for the Courtyards and $186 for the Estates. There is also a one-time transfer fee of $150 ☀Is Solana an age restricted community? No. The original developer amended the CCRs very early on to take off this restriction. ☀What are Solana’s amenities? Learn more about amenities by hovering over “The Community” tab and clicking "Amenities" ☀Where do I get my mail? What about my newspaper? Mail is delivered to your assigned mailbox that is located at the clubhouse. Upon closing on your lot or home, you will be provided with a mailbox key. If you subscribe to a newspaper, they are typically delivered to your doorstep. ☀Who is Green Crow? Green Crow is a builder based out of Port Angeles who owns and develops the Solana Community. They have a few developments throughout the area including Solana, Fair Weather, and a subdivision on Rook Dr in Port Angeles. You can learn more about Green Crow at www.greencrowconstruction.com ☀Does Green Crow have to be the builder for my home? All new homes in the Courtyards must be built by Green Crow. If you buy a lot in the Estates, you can choose your builder. ☀Is there a minimum square footage for homes in the Estates? Neither the CCRs or the design guidelines speak to minimum square footage, though residents are obligated to maintain the character and be consistent and harmonious with development. All building plans must be approved by the Architectural Control Committee and there would have to be extenuating circumstances to build a home smaller than 1800 sq ft (i.e. the building envelope doesn't allow something larger). ☀Is my view protected in Solana Estates? Yes. Solana Estates has a “View Protection Plan” in place. It has components in the CC&Rs, on the Plat, and in the Design Standards & Guidelines. Taken together, these various standards and requirements give the ACC the authority to regulate the height and location of all trees, shrubs or other vegetation that could potentially block or interfere with views from each lot. It encourages the retention of large trees (primarily conifers) for the over-all aesthetic quality of the community, but also requires their trimming, topping or removal if such trees block the views of another lot. Setbacks and elevation restrictions have also been established for each lot to ensure structures do not block the view of the neighbors. ☀Are ADUs (accessory dwelling units) allowed in Solana Estates? ADUs are not prohibited by applicable Solana regulations, and therefore would be permissible provided all other applicable standards and regulations governing new residential construction was complied with, and subject to ACC review. ☀Can I put up a fence on my property? Per the CCRs, fences are not allowed in Solana. This is because Solana is located within the Sequim-Dungeness elk range and fences have potential to obstruct the migration of elk. ☀Who provides internet? Is it high-speed? Wave cable provides high-speed internet and cable to both the Solana Courtyards and the Estates. ☀What can I expect for utilities for my new Courtyard home? The city of Sequim provides water/sewer. Bills typically run at $100. The minimum bill is $95 then it increases depending on usage. For a single person occupying a home, the bill would be from about $98-$115 PUD is the power provider. Bills can be less $80 in the summer and as high $200+ in the winter. It is totally dependent on how you use your electricity and the size of your home. It varies widely from person to person and from home to home. ☀Does my new Courtyard home come with a warranty? Yes. All new homes built by Green Crow come with a 2-10 warranty that offers 1 year coverage of workmanship, 2 year coverage of systems and 10 year coverage of structural. If you purchase a Courtyard home before it is completed you can potentially have input on some of the finishes like flooring, cabinets, countertops, etc… It depends on how far along they are in the build. Sometimes finishes have already been ordered or installed. The builder reserves the right to change or alter the specifications and materials without notice or obligation. ☀What can I expect for property taxes for my new Courtyard home? Property taxes vary from home to home based on square footage, age, views, among other factors. Property taxes for some of the newer homes in Solana Courtyards are usually around $3,500 annually. It’s hard to know until the assessor puts a value on the home. If you want more information about property taxes, you can call the assessor’s office at 360-417-2400. ☀Am I required to use Ferrellgas in the Courtyards? In section 7.6 of the Courtyard CCRs, it’s stated that Ferrellgas is required to be propane provider for the Solana Courtyards and there are opt-out and low-use fees. This section is now null and void. While old Solana construction (homes not built by Green Crow) are metered through Ferrellgas, all new Solana Courtyard construction come with a 120 gallon propane tank that is leased through Sunshine propane and is $65 annually. Ferrellgas does not have the infrastructure to service and meter the new Courtyard homes. ☀How far is Solana from downtown Sequim or the Olympic Discovery Trail? Solana is about 2 miles from shopping, medical services, grocery and entertainment in downtown Sequim. You can catch the Olympic Discovery Trail at the intersection of Washington and Simdars which is less than a half mile away! |
